Facilities include a party/meeting room. Parking is located on the first and second floors of the Baldwin Building. It is hard to find a more funky neighborhood than the Kensington Market, thus making it the perfect location for a loft development.

Hepbourne Hall is located just west of Dovercourt and just south of Bloor Street West. It was built by Bob Mitchell from a Church Manse. Only 20 units are housed in this Gothic structure. Suites range from a 550 square foot studio to a 2200+ sq. ft. multi-level, multi-bedroom loft.

Parking is underground and many suites have open decks or patios. Ceiling heights are typically twelve feet and hardwood floors are a common feature. Maintenance fees are low, however, as with most small loft properties, facilities and concierge do not exist. Hepbourne Hall is a hot property and one of the more inventive small condominium properties in Toronto.

9. The Industrial Revolution - 676 Richmond St. West

Located on a quiet residential section of Richmond Street West (west of Bathurst Street), 676 Richmond Street West is probably the best located loft complex in Toronto. Where else should a loft be other than steps to Queen and Bathurst? Originally a knitting mill, the building was converted to house 20 condominiums by Mitchell and Associates (Bob Mitchell). Suites range from a 750 square foot one bedroom to 2000+ square foot multi-level suites.

Virtually every unit has a patio or a terrace. All units come with an underground parking space, fireplace, high ceilings (10-16 feet) and hardwood floors. Separations between suites consist of concrete blocks, insulation and drywall (uncommonly good for a conversion). All suites are air-conditioned and most have huge windows. Many units have two storeys. Due to the small size of the building, there is no concierge. Lofts sell very fast at 676 Richmond Street West.

One of the few mill-style loft condominium complexes in Toronto, the Gotham has proven to be extraordinarily popular. Carved from a 1917 harness factory, the building has one bedroom suites ranging from 625 sq. ft. to 1360 sq. ft., and 1 bedroom plus den/2 bedroom suites ranging from 1145 sq. ft. to 1900 sq. ft. Several 650 square foot 2-storey 1 bedroom lofts with balconies exist.

Some of the nice features at Gotham Lofts are 9 ½ to 12 foot ceilings, exposed brick, timber columns and joists, large windows and hardwood floors. Parking is underground and housed in the building next door (the Citysphere, 801 King Street West). Facilities include an exercise room and several meeting rooms. The building has too few units to manage a concierge; therefore the security is based upon an electronic enterphone system and shared security with the building next door- 801 King Street West. Gotham Lofts is a funky, authentic condominium loft building that is proving to be one of the finest re-sale properties in the city.

Three lofts have open terraces and several have wood-burning fireplaces. All units have 2 bedrooms, a parking space and 16 foot ceilings in the living and dining areas. Both bedrooms are essentially open at mezzanine level. The negatives here are the cumbersome, oversized stairways that split the living/dining areas into small spaces. 393 King Street East is not a conversion but is one of the most popular condominium loft complexes in Toronto.
